Daya Kembangan Property Group is a family-owned entity that has 40 years of property investment track record.

We started up as “mom-and-pop style” landlord in the 1980s with industrial lands. We have since expanded our portfolio of investments. We follow industry best practices by deploying tenant and property management systems. Full time employees oversee the management, maintenance and upkeep of our properties.

Today, we pride ourselves as professional landlords providing quality and safe premises to our tenants, so they may grow their businesses and stay with us for the long-term.

Risk Management

We value financial stability and prudence in our pursuit of growth.

Investment risk. Our decision making process for investments include quantitative and qualitative aspects. We take into consideration cost-benefits of carrying out improvement works and do multiple site visits before deciding. We do not engage in speculative purchases.

Credit risk. We screen all prospective tenants background and monitor their credit standing via the credit reporting agency, CTOS Credit.

Operational risk. Our properties are comprehensively and sufficiently insured. Our Operations team carry out periodic inspection visits to our rental properties and attend to any damages or non-compliance issues.

Diversification

Our assets are diversified across a wide range of property types and geographical locations, including neighbouring countries. Our single largest investment is no more than 15% of our total portfolio.

The diversity in our portfolio helps us withstand any down cycles in a certain segment or major tenants vacating our premises.

We are transparent and principled in our conduct with our business partners.

Our tenants, real estate agents, bankers and even our maintenance and cleaning contractors are essential to our success and sustaining our growth.

Long-term Strategy

Our property acquisitions are long-term centric. We avoid speculative investments. Many of our real estate investments have remained in our portfolio for over 20 years, allowing for appreciation, rental rate increase and also providing stability to our tenants’ businesses.

Similarly, our tenant search focuses on tenants with long-term sustainable businesses. We have successfully retained many tenants, that have grown their business, by renting to them larger premises to cater to their growth.

This long-term strategy has seen our portfolio appreciate in value, with a constant rental cash flow and tenants that stay with us for years.
